THE PRINCIPLES & TOOLS IN DESIGN OF FLEXIBLE SPACES

In present research it is tried to demonstrate importance of flexibility in our future life, and in human built environment, including residential and commercial buildings. Also different methods of imposing flexibility in design and construction of new buildings as well as redesigning and renovating of old buildings is discussed. To conclude the previous materials, several measures could be selected as important factors influencing flexibility. Among these factors, there are dominant ones which have almost direct influence and others have indirect influence. Rapidly changing environment forces us to build more flexible structures which could be used according to unknown immerging needs. On the other hand, we expect our structures to perform well their primary function. The answer to the paradox of how to build something which can satisfy our unknown, unstable future needs that we do not know about them, might be flexibility. As discussed in previous chapters, there are several kinds of flexibility. They could be categorized like exterior, interior and furniture oriented flexibilities. Exterior flexibility refers to the kind in which physical add or remove is possible. An example is extending building to add new floor plan. Obviously it is not always possible to have such abilities, especially in crowded city centers. Another possibility is to apply some changes inside a building. These kinds of changes are almost always applicable. Using contemporary structural systems it is possible to get rid of load bearing walls in interiors which gives designer opportunity to create free spaces. Changing, rearranging or proposing of new functions in these spaces are available in absence of other kind opportunities. This kind of change is defiantly possible. We can also categorize structures in the sense of fully flexible, moderately flexible and slightly flexible according to what kind of flexibility is applicable to them. The major conclusion of present research is that flexibility is such advantageous and helpful which architects need to consider it more and more in their designs. Presence of fully or partially restricted structures shows that importance and usefulness of flexible buildings is not widely recognized. In other words number of inflexible buildings is greater than flexible ones across the world. This is especially evident with regard of todayís real state advertisements in which flexibility of a building is considered a rarely found feature. Present research shows that by considering flexibility in design stage, and accepting a little extra expense, fully flexible buildings are possible to be produced. Architects are able to introduce a great change in life by designing flexible buildings. As stated earlier, flexibility has also some psychological benefits both for builders and future users. It is possible to investigate psychological benefits in further studies and establish a relation between expenses versus benefits. On the other hand, it is tried to show throughout this study that interior design including location of stair box, elevators and location and kind of dividers, has great effect on flexibility. Use of interior tools such as partitions, demountable walls and flexible furniture has great effect on flexibility of interior spaces as explained through present study.

Importance of flexibility can also be found in old buildings in city centers where just interior changes are applicable. There are buildings which have already passed their effective and useful age but according to same development policies could not be destroyed. Hence interior of the building and its changeability plays an important role on financial needs of renovation plans. This renovation may achieve by relocate the building services and cover it by suspended ceiling or floor raised system as mentioned through this study. Obviously, presence of even minor changeable interior materials could be useful in such situations. Our limited knowledge of future with new technology and new building materials all lead us to flexible buildings. Flexibility is also important when talking about economies. Many structures are built for business. For such projects, flexibility could help increasing of prospective customers. In other words wider range of people might be interested in buying the place. Another economical reason is high price of land in specific locations which forces more effective usage. It seems that flexibility is a feature we cannot prevent of going to its direction. It is not surprising that people still resist of building flexible structures since there are not clear measures of extra expenses. There is a trend which implies unnecessary expenses when talking about flexibility. It is tried to show in this study that this implication is not always true. Flexibility could be imposed with reasonable prices and sometimes by undertaking very easy strategies during both design and construction phases. Upcoming living style and its changing situations has transformed flexibility from a kind of luxury to a basic need.
